Trying to get my HOA to actually commit to an EV charger instead of 'we'll look into it'
I've been in this complex for about two years now, always parked in the same assigned spot in the back row, no outlet anywhere close to it. When I got the car in March I figured I'd just deal with public charging for a while and revisit installing something once I understood my own habits better. Six months in, I'm spending more time planning charging stops than I want to, so I emailed the property management company last week asking if a Tesla Wall Connector install was something they'd even consider. They didn't say no, but they didn't really answer either, just said they'd "look into it" and never followed up. I have an HOA meeting coming up in three weeks and want to bring something concrete instead of just an idea. Has anyone gone through this in a similar shared-parking setup? What did you actually need to bring to get a real answer instead of a shrug?

Bring photos of the panel and the run distance to your spot before the meeting, not after. Boards move faster when someone else already did the homework. I've approved two of these, both times the resident who showed up prepared got a yes in one meeting.

The actual install isn't the hard part. It's whether your panel has spare capacity for a 48A circuit. That's the first thing to check, before you even talk to management.
If the panel doesn't have room, does that mean the whole thing is a dead end, or is there a workaround? I don't have a good sense of what a panel even looks like.
Not a dead end. 'No room' usually means one of two things: no open breaker slots, or the sum of your existing breaker ampacities is already close to what the panel's busbar is actually rated for — that number matters more than open slots, and a load calc per NEC Article 220 is what actually tells you the real headroom, not eyeballing empty spaces. If it's just slots, tandem breakers can free one up cheap if your panel's listed for them. If it's actual capacity, the workaround the earlier comment mentioned — a load-managed EVSE like a Wall Connector or JuiceBox with power sharing — dynamically throttles the charging current to stay under whatever headroom the panel has instead of pulling a fixed 40-48A all the time. Multiple buildings have run several of these off one service that way instead of paying for a utility service upgrade, which is a much bigger ask than any board's signing off on in one meeting. Before your HOA meeting: get an electrician out for an actual panel read — photo of the panel schedule plus a load calc, not a guess — that's the concrete thing you bring instead of an idea, and it tells you which of these two problems you're actually solving.

Tesla's own Universal Wall Connector is worth comparing against the Tesla-branded one here specifically because it's not locked to one plug type if the building ever changes management or you move units.

From the manufacturer side: most landlord pushback isn't about the charger, it's about liability if the install isn't permitted. Get a permit even if the board doesn't require one. It protects you if anything ever goes wrong.

Did exactly this two years ago. Panel had room, permit took three weeks, board approved same meeting once the estimate was in hand. Total from ask to charging: about seven weeks.
