My in-laws' lakeside cabins keep getting asked about EV charging — Level 2 chargers, or just list it as bring-your-own-cord on PlugShare?

My husband's aunt and uncle run a small lakeside property outside Austin, eight cabins, mostly weekend and week-long bookings. They've started getting booking questions about EV charging a few times a month and asked me about it because I'm "the EV person" in the family — we've got a Mach-E and do enough driving between Texas cities that I've ended up dealing with charging setups at other people's properties more than the average guest. Actually the more relevant experience is from the other side: we stayed at an Airbnb a while back where the host said yes to EV charging, and it turned out to mean a random 120V outlet in the garage. Worked, technically, but it wasn't what either of us expected going in, and I don't want my in-laws to accidentally do the same thing to their guests without meaning to. So now they're trying to figure out what's actually reasonable for a place their size. Is a couple of dedicated Level 2 chargers worth the money for a small property like this, or does it make more sense to just put in an outdoor outlet and list themselves on PlugShare as bring-your-own-cord friendly? They don't want to underdeliver, but they also don't want to sink a few thousand dollars into something eight cabins' worth of guests barely use. What would you actually tell a small property owner in this position?

For a property this size it comes down to guest dwell time versus how much you want to spend upfront, and right now the math favors starting minimal. Tesla's Destination Charging program gives qualifying hotels the first two Gen3 Wall Connectors free — going further requires six-plus units, connectivity, and a signed agreement, which is a bigger commitment than an eight-cabin property needs to solve the actual problem in front of it. Worth knowing the federal install credit expired mid-2026, so that's not offsetting the cost anymore either. The "L2 at hotels is pointless" argument usually misses the use case — a guest plugged in for eight hours overnight adds real range; that's not meant to be a fast top-up, it's matched to an overnight stay. DC fast charging isn't a realistic substitute at this scale, the cost and demand charges are a different order of magnitude. For a small property, a plain NEMA 14-50 outdoor outlet with a PlugShare listing as bring-your-own-cord-friendly solves the same overnight problem for a lot less commitment. Add dedicated L2 later if the demand's actually there.

The part about guests assuming "EV friendly" means a charger is provided, not bring-your-own-cord, matches exactly what happened to us at that Airbnb — that's the exact confusion a clear PlugShare listing would prevent. Passing this along to them before they consider spending on hardware for eight cabins.

What's the actual scale here — is this eight cabins on one electrical service, or does each cabin have its own meter? That answer decides whether two dedicated L2 ports risk tripping into demand-charge territory at all, and whether the six-unit Tesla program minimum is even relevant to a property this size in the first place.

Asked my husband's uncle directly since I didn't actually know this either — it's one electrical service for the whole property, single meter, no per-cabin metering. So whatever gets added for charging is going on the same panel as everything else out there, which makes the "check what's already on that circuit" point upthread even more relevant than I realized. Leaning toward starting with the NEMA 14-50 route for exactly that reason — a lot easier to size one outlet against existing load than to justify a bigger service upgrade for two dedicated L2 ports before they even know if it's needed.

For someone actually doing this drive, a NEMA 14-50 with a PlugShare pin is the thing I look for — I'm already carrying a portable, I just need somewhere legal to plug in overnight. A wall connector I don't have the right adapter for is worse than an outlet that's clearly marked.

If it's an outdoor receptacle serving guests, it needs GFCI protection and an in-use weatherproof cover — NEC 210.8 and 406.9, regardless of which route the property picks. Separately, whether two dedicated L2 ports get billed as demand comes down to what's already on that meter. A single 48A circuit rarely tips a small commercial service over 20 kW by itself, but stacking a second one on the same panel without checking existing load can trip it without adding anything else on-site.

The paid Tesla model requires six-plus Gen3 units under one agreement. Does anyone know whether that unit count is typically installed on a single meter or split across services? That's the detail that decides whether a property scaling past the two free units walks straight into demand charges or not.

Nothing in Tesla's Destination Charging agreement dictates meter topology — the six-plus unit requirement is about equipment count and having Wi-Fi/cellular connectivity for their network, not about how the property's electrical service is arranged. In practice I've seen it go both ways: smaller resorts with one service just add the units to whatever panel has capacity, or upsize it, while larger properties already running multiple services for other buildings sometimes split the array across services on purpose to keep any single meter under its demand-charge threshold. That's a decision for whoever's doing the site's electrical design, not something the Tesla agreement forces either way. Worth having that conversation before committing to the six-unit tier, not after.

The "pointless" argument keeps missing who's actually plugging in. A guest staying the night isn't trying to fill a battery in twenty minutes — 7.2 kW for eight hours is about 57 kWh, near 200 miles. That's the whole point of an overnight stay, not a flaw in the math.

Once you're already spending $4,500 to $12,000 per port, why not just put in one of the fast chargers instead? Guests would rather be plugged in for twenty minutes than overnight anyway, and it's not that much more money for a much better experience.

That gap isn't "not that much more." DCFC siting runs $150,000 to $300,000 per site before demand charges, which routinely exceed the energy charges on those installs. A small lakeside property comparing L2 to DCFC is comparing a $500-$12,000 decision to a six-figure one. Flagging this before someone reads it as a real option for a property this size.

Wear pattern I'd expect to differ here: a dedicated wall unit of the type used in that program sees one connector type and consistent cable handling from staff or return guests. A bare NEMA 14-50 serving bring-your-own-cord guests sees a wider range of third-party cord grips and plug conditions, more variable insertion force, over time. Neither is inherently worse, but the receptacle route pushes more of the wear-and-tear risk onto equipment the property doesn't own or maintain.

Four years on a home outdoor L2 and even at that scale the install wasn't nothing. A commercial job serving guest parking is a different animal — permitting, load calc, a weatherproof setup built for more traffic than one household. The $4,500-$12,000 range in the answer above tracks with what a proper commercial install actually runs, not a driveway job.

My own outdoor L2 didn't need a panel upgrade — short run, capacity was already there. A resort adding two ports for guest parking is a longer run, likely a panel upgrade, and inspection on a commercial timeline. The low end of that $4,500 figure assumes an easy job most properties probably won't get.

Trusted a "bring your own cord" PlugShare listing at a lake place last summer without checking what was actually on that circuit. Turned out the exterior outlet also fed the dock lights. Worked fine that night, but I only found out by tripping the breaker two hours in. Ask what's on the circuit before you assume the outlet's dedicated to charging.

Not every guest is carrying a portable EVSE, even ones who'd benefit from a NEMA 14-50 setup. If a property goes the outlet-and-PlugShare route, it only works if that's stated clearly up front — some travelers assume "EV friendly" means a charger is provided, not that they need their own cord.
